100 East Speer is a premier, Class A office and studio asset centrally-located between Cherry Creek and downtown Denver, CO. The 3-story, state-of-the-art facility consists of 99,800 square feet and is positioned on a 1.59 acre lot with two (2) levels of underground parking. 100 East Speer is home to the broadcasting studios of KDVR Fox Television in Denver and KWGN CW, both of which have been occupants in the building since construction completion in 2000.

The Proposition

As part of a sale-leaseback, Essex’s client was seeking non-recourse, fixed-rate acquisition financing for the single-tenant building. The client was also focused on prepayment flexibility, although the asset was acquired as a long-term hold.

Our Solution

Essex Financial Group helped arrange a $14,000,000 fixed-rate loan with a regional bank. The loan was fixed for five (5) years at a highly-competitive interest rate and comes with very a favorable prepayment structure.
